Moving into a rental in Ashford
Dates set by an agreement rather than a solicitor, fixed at both ends and considerably less forgiving than a completion. A tenancy check-out has somebody standing in the property with an inventory, and they are not going to wait.
So these jobs are planned backwards from the check-out time, never forwards from what would be convenient.
How a tenancy move is run
The check-out is the only fixed point
Everything else on a rental move bends. The check-out does not, because somebody is booked to inspect the property and the clock on your deposit starts there.
We work back from it: what time we arrive, what order the load goes on, and how much margin sits between finishing and the inspection. Finishing as the agent walks in is not a plan, it is a coincidence.
Where deposits actually go
Rarely damage caused during the move. Nearly always things left behind — a loft nobody checked, a garden chair, bags in a shared hallway — or scuffs on a communal staircase.
So we put protection down in shared areas as a matter of course and do a final walk-through with you before the van closes. It takes a few minutes and it has saved more deposits than anything else we do.
When the two tenancies do not meet
Common in Ashford, where a lot of people rent while waiting on a new build. The gap is where money gets wasted: a car full of belongings, a friend's garage, two separate van hires.
Collect once, list it, hold it, deliver when you have the new keys. One handling instead of three, and you are not living out of boxes in somebody else's spare room.
Landlords and agents
We also work directly for landlords and letting agents: clearing between tenancies, moving furniture in or out of a part-furnished let, or holding a set of furnishings during a void.
That runs on the same listed basis, which matters when the person booking the job is not the person who owns the contents.

Questions about moving into a rental
- 01
Can you move on the same day as check-out?
Usually, and the slot is worth booking early. We plan to be loaded and away with margin before the inspection.
- 02
What if the new place is not available until later?
Goods are listed and held, then delivered when you have keys. Cheaper and calmer than the alternatives people improvise.
- 03
Can you move a single room from a shared house?
Yes. Tell us the floor and the stair layout when you enquire.
- 04
Will you help protect my deposit?
We protect communal areas, we do a final walk-through, and we point out the places things get left. What we cannot do is promise an outcome from somebody else's inspection.
- 05
Do you work for landlords?
Yes — void clearances, furniture in and out of part-furnished lets, and holding furnishings between tenancies, all on a listed inventory.
What are you moving into?
That, both addresses, and whether the far end has a date yet. If it is a new build and the answer is no, say so — we book those differently.
